01 Ground conditions
Anantnag sits in Zone V. That changes every line of the drawing.
India’s seismic map has four zones. Zone V is the top of it, and the Kashmir Valley is inside it. Under IS 1893 (Part 1) : 2016 that means a zone factor of Z = 0.36 — the highest design intensity in the country, and 3.6 × what a building in Zone II is designed against.
Then the valley adds a second load case most of India never sees: snow. Roofs here carry it for months under IS 875 (Part 4), while the frame beneath still has to stay ductile enough to sway and not snap. Designing for both at once is the whole job — and it is not something a borrowed drawing can do for you.

— The quiet part
A building rarely fails at the finish. It fails at a lap splice in the wrong place, a column too slender for its storey, a footing sized for soil nobody tested. Everything you can see is resting on the part you cannot.

Zone V base shear, storey-drift checks, soft-storey and torsion review — then the detailing that actually delivers ductility: confinement spacing at column ends, beam–column joint anchorage, laps kept out of plastic hinge zones. This is the difference between a building that cracks and one that comes down.
Foundation layout, column schedules, beam and slab reinforcement drawings, and a BBS your bar bender can cut from without guessing. Clear drawings cut steel wastage and stop the arguments that cost you weeks on site.
Bearing capacity, settlement checks and the right foundation for the plot — isolated, combined, raft or pile. In the valley, soft alluvial pockets and a high water table decide that, not habit. Test reports interpreted, not just filed.
Condition survey of an existing building, distress mapping, capacity assessment and a retrofit scheme — jacketing, bracing or shear walls — with a scope you can actually build. Also for buyers who want to know what they are buying before they pay for it.
Quantity take-off, bill of quantities and a rate-analysed estimate you can tender against — so you know the number before a contractor tells you one. Useful for bank loan files and departmental approvals too.
Stage inspections at the moments that matter — reinforcement before the pour, cover blocks, cube tests, curing — plus the structural documentation your approval file needs. A drawing is only as good as what gets built from it.
